We will provide a written proposal outlining the costs based on the concept ideas, floor plan as determined, and features of your new home that you desire. Selection items such as appliances, cabinetry, counter-tops, flooring, lighting, and plumbing fixtures will have allowances assigned for the desired level of finish.

We enter into an agreement to design your new Custom Home and a retainer is required to start the plans and applied to the home build total. A timeline for deposits and payments will be detailed according to the home investment.

We collaborate as a team with our Architect to create your new home. The plan is designed to appeal to your taste, lifestyle and requirements. We offer creative and architectural elements of your home that will appear to your taste, lifestyle and requirements.

1. Changes during this step moving forward are formalized with a proposal amendment insuring the budget adheres to your expectations.

We then formalize a contract complete with specifications, features, allowance items, schedule, and selections line items required for the build. An additional deposit for the build is required based on projects overall value.

We then assemble and apply for all permits. The review and processing time varies with each county. You can anticipate 3- 6 weeks for permit approval. Upon issuance we begin the build. We extend to you a formal site visit for ground breaking to launch your new home.

This is everyone's favorite part, during this step we provide you with a phased line item selections sheet where you can work with our team or your designer to select colors, finishes, and manufactures of products throughout your home. These are listed in chronological order to maintain steady production of your home. When selections are not submitted in a timely it will hold up the building process. Remember, your home is more than a dwelling, it is an expression of who you are and what you value.

It's here before you know it - move in day! You're moving in, but SeBern Custom Homes isn't moving out. We have a formal pre-closing walk thru along with a 30 day and 11 month tune up.
